Property Developer Plans Housing Estate on Former Narrabeen RSL Site

A property developer has lodged a proposal to demolish the former Narrabeen RSL Club in North Narrabeen, aiming to transform the once popular community hub into a residential subdivision.



A Legacy Site in Transition

The former Narrabeen RSL Club, affectionately known as “The Razza,” was a long-standing community hub in North Narrabeen. The club, which opened in 1947, was known for its vibrant live music scene and the popular “Sunk” cocktail bar. 

However, the club struggled financially during the Covid pandemic, leading to a significant drop in patronage and eventual voluntary administration in early 2022. Despite attempts to find alternative uses for the property, the Narrabeen RSL sub-branch, which owned the premises, ultimately decided to sell. The site was sold for $15.4 million in October 2024 to a local property developer.

Demolition Blueprint Revealed

The new owners have submitted a Development Application (DA2025/0266) to NBC seeking approval to demolish the existing club building and associated structures at 116 Nareen Parade, North Narrabeen. 

The proposal includes removal of access pathways and lower-level retaining walls. All disturbed areas will be stabilised and protected using erosion and sedimentation controls while awaiting a future residential subdivision application. The demolition is estimated to cost $677,526 and is currently under assessment. Although the exhibition period had not yet commenced at the time of publication, it is expected to follow standard council procedures.

From Community Hub to Housing Zone

The developer’s intention is to follow demolition with a separate proposal to subdivide the 1.88-hectare block for residential purposes. The planned transformation signals a major shift in the land’s use, moving from a long-standing recreational facility to future residential development.

What’s Next for the Site



Pending NBC approval, the demolition of the former RSL club will be the first step towards developing a new residential community. The outcome of the assessment process will determine the project’s next phase, with erosion control measures in place during the interim.
